"Your property is valuable, but it has no cash flow. Why are banks unwilling to refinance it?" This is a question I recently heard from a business owner.
If a company has no cash flow, and the individual or corporate guarantor also has no cash flow, will a bank lend to them to buy property?
"The company has no cash flow, the individual guarantor has no income, but the property is highly valuable. Will the bank lend?"
The answer is realistic: the chances are extremely low.
Many people mistakenly believe that banks look at the property's value; in fact, banks are most concerned with whether the borrower has the ability to repay on time.
When approving loans, banks typically focus on assessing the following three factors:
First, Repayment Ability (Cash Flow)
Whether it's a company or an individual, banks will check whether they have a stable source of income. No cash flow means there is significant uncertainty about the ability to repay the loan each month in the future.
Second, Debt Service Capacity
Banks will comprehensively assess the applicant's income, bank statements, tax records, existing debts, and financial situation to confirm whether the loan is within their affordability range.
Third, Collateral
Many people believe that as long as the property has high value, the bank will definitely approve the loan. In reality, collateral is merely a means for banks to mitigate risk and cannot replace the borrower's repayment ability.
For example:
Company A has no operating income, its bank account has almost no transactions, and the person in charge has no fixed income or other sources of cash flow. Even if they want to buy a property worth millions of ringgit, the bank will most likely still reject the loan application.
Conversely, if the applicant has stable rental income, investment returns, sufficient time deposits, or can provide additional collateral, even if the company currently has weak cash flow, the chances of loan approval will be relatively higher.
